RENTAL GUIDELINES

Thank you for your interest in living at Cayuca Hillcrest. The below instructions provide you with our rental practices and assist in processing your application.

ALL PAGES OF THE APPLICATION MUST BE FILLED OUT IN ITS ENTIRETY, including date, signature and addresses. If they are not complete, they will be denied and if something is not applicable, please write NA.

1.     A separate application is required for each person over the age of 18 who will be occupying the unit. Guarantors, if permitted, must complete an application as well. Guarantors must be a current California state resident to be eligible.

2.     A valid, government-issued photo ID is required at the time the application is submitted.

3.     Previous rental history is required. Please make sure the telephone numbers you provide are accurate and include area codes.

4.     Source of income verification is required. We accept written proof of any legal, verifiable source of income. Sufficient proof of income includes, but is not limited to, current pay-stubs, bank statements, I20s, tax returns or W2s, military benefit statements, proof of retirement/investment income, Social Security, welfare, disability or other government income, spousal support, child support, student loans, or any other proof of legal, verifiable income.

5.     Individual or combined applicants current gross income must be a minimum of two and one half (2.5) times the total monthly rent. Guarantors, if applicable, are required to have a minimum current gross income of four (4) times the total monthly rent.

6.     Credit history will be verified by a credit reporting agency. The applicant must pay an application fee of $45 for each application.

Credit History Requirements:

a)   Past due and/or derogatory credit accounts cannot exceed 20%

b)  Unpaid collections balance cannot exceed $1000

c)  Bankruptcies more recent than 5 years will not be accepted

Rental History Requirements:

a)  No unpaid landlord collections or judgements.

b)  No evictions within the past 7 years, or 5 years with proof of financial settlement.

c)  No more than one late, and one returned rental payment during a 12-month period.

Background and Criminal History: We may verify any information that you submit to us in connection with your application for a lease through any means, including any consumer or criminal record reporting agencies, personal and professional references, employers and other rental housing owners. All applicants require a background and criminal screening. The following items may disqualify rental acceptance or be grounds for denial of an application:

a)  Felony convictions.

b)  Misdemeanor convictions or gross misdemeanor convictions on crimes against persons, property, or drug related illegal activity.

Pets: 1 pet maximum – Must be under 25 pounds.

Vehicles: There are a total of (12) parking spaces. We do not have spaces for all units so they’re alotted on a first come basis; 1 space per unit max. Vehicles must be operational and have current registrations. Boats and trailers are not allowed. Motorcycle parking available.

Utilities: Electric and water is not included in the rent and separately metered by SDGE and the City of SD. Gas for 2022 is $30 per month and charged monthly in addition to the rent.

Internet: Google Fiber Internet for 2022 is included with every unit for $40 per month and charged monthly in addition to the rent.

Parking: $100/space upon availability

Storage: $50/ 3’x3’x8’ upon availability

Security deposit: Equal to one month’s rent

Pet Deposit: $500

Monthly Pet Rent: $25/pet

Application Fee: $30

Minimum Credit Score: 650

Renter’s Insurance: Residents must obtain renter’s insurance for casualties such as fire, flood, water damage, theft, and general liability. Renter’s insurance should have a minimum of $100,000 of liability coverage with Adult Contemporary identified as an Additional Insured on the policy. Proof of insurance must be given to Adult Contemporary LLC prior to move-in.
